Bao and Irvi design has been very professional in dealing with City to get the permit for my existing basement. Bao took all measurements of basement and created design in no time. We worked as a Team to ensure all due diligence is done prior to submitting the application to the City. Engineering dept. requested for a TRCA review. Bao worked with TRCA to get the approval even though my property doesn't fall under flooding zone. Bao reviewed the zoning for my property before but what can we say about the city process and new plans. We just have to abide with what they say. We paid to TRCA and application got approved from TRCA. We paid to Mechanical department extra fees just for their review + TRCA fee + City permit fees. Bao was following up on my file with various department to ensure no delay in processing and we received the permit on time as expected. We could have received the permit earlier but due to reviews by Mech and TRCA dept. , permit took a bit longer. I liked the way Bao handled my application, did the Lot grading plan , architectural drawing and with minor changes in the plan we got our permit from the city.
Bao is someone who takes deep interest in your application, always on top of things and more importantly keep yourself in loop all the time.

For these above reason I'm giving her a rating of 5. Excellent service , above all a nice human being!!

I worked with Irvi Design for legal basement renovation and I am extremely happy with the result. They maximized the layout and turned it into a functional 2 ensuite bedroom units. The compliant design met all the city requirements and our permit was quickly approved without any issues.
